Sales & Construction Process Flow Chart
Informal Meeting: Before we begin the building process we arrange an informal meeting with each customer. We want to make sure our customers are completely confident doing business with us. At this meeting we find out what you have in mind, not only price, but style and size of home as well. With Platinum Custom Homes you can use your own home plan or choose from one of our many custom designs. We will work with you to design a home that is uniquely yours. You may determine your own financing options or we can recommend a number of excellent banks we've used in the past.
Design Stage:
During the design stage you will work with one of the area's finest designers to transfer your ideas onto paper. Our team will assist you in choosing colors and materials that reflect your personal style. We also work closely with the designer to ensure that practicality and costs are measured carefully. We value engineer each home during the design stage to provide you the most value for your investment.
Bid Stage:
Once a plan has been selected your specific plan goes out for bidding. We will already have given you an estimated cost of construction. We work with some of the area's finest tradesmen and suppliers ensuring a high degree of quality while maintaining competitive prices. Once the bids are received we give you a final price that won't change (with the exception of lot conditions Ð conditions that are unique to each customer's lot or land, and/or the customer makes a change in materials or with the home plan. In this case a price would be given before the work takes place and then a change order would be signed).
Purchase Agreement:
Before construction begins a purchase agreement is signed and a specifications sheet is completed, indicating all materials to be used, including allowances for different products throughout the home.
Pre-Construction Meeting:
During this meeting we answer any questions you may have. We give each customer our commitment to building them a quality home. A general overview of the building process is explained and the fun begins! We love for our customers to be as involved as they want to be. We also introduce our Design Coordinator who will assist in all of your interior & exterior color and material selections and custom details. Our goal at Platinum is to make the building process not only “stress free” but FUN!
Foundation Stage:
The home is drawn on a plot plan by our engineer and the lot is staked by the survey crew. All permits are obtained from the local municipalities and the ground is ready for excavation. After excavation, the concrete footings are poured along with the walls. Next the foundation is water-proofed, pea stone and drain tile are installed and the foundation is inspected by the building officials. Once the walls have properly cured the foundation is ready to backfill.
Frame & Rough-In Stage:
The lumber is delivered and the framing begins. First the "bottom plates" are laid out for each wall and the walls are assembled and erected. Next the 2nd floor system (if applicable) is installed complete with floor sheathing. The same process is repeated for the 2nd floor walls as the first. The roof truss' are then set with a crane and the roof is sheeted. The mechanical "rough-ins" are installed which includes the HVAC, plumbing, electrical, phone, cable, and security pre-wiring if applicable. Windows are installed, Tyvek house wrap is in place and our two-step energy process is performed in every home we build. When all the mechanical contractors are finished we conduct a Quality Inspection and building officials approve the rough-in. Next insulation is installed and the home is ready for drywall.

Electrical Rough-In meeting:
If desired we will arrange for a meeting at the home to go over all of your electrical plugs, switches, lights, phone and cable locations with the electrician who is wiring the home.
Pre-drywall Meeting:
Platinum Custom Homes offers a pre-drywall meeting to all of our buyers. This is done prior to drywall being installed and demonstrates the structural integrity, mechanical elements, and craftsmanship of your home. It also gives an opportunity to review all options you have selected that are installed prior to drywall.
Final Stage:
The installation of drywall and textured ceilings are completed and then the interior finishing takes place. Trim work is installed along with the cabinets and doors. During the trim stage if desired we will meet with the homeowner to go over any custom trim details that will be going in the home. The home is painted and then counter tops, flooring, finish plumbing, finish HVAC and lighting fixtures are installed. The home is cleaned, carpet is installed and another Quality Inspection is conducted by Platinum Custom Homes. The final building inspections are obtained and a Certificate of Occupancy is obtained from the township.
Pre-closing Meeting:
After your home is finished, we give you a complete orientation of your beautiful new home. We like to go over all features, including your home warranty, and answer any questions you may have before you move in. We are confident you will enjoy your new home!
